Did a site visit to Future Aviana last Saturday and honestly wasn't expecting this. Brochures mein toh world-class amenities dikhate hain, but ground pe kaafi cheezein missing ya substandard lag rahi hain. Like the promised organic garden? Bas ek chhota patch hai. Aur clubhouse bhi itna grand nahi laga. Maintenance charges toh high bol rahe hain, but service quality ka kya? Already in a 2BHK, thinking of upgrading to a 3BHK, but is this premium really justified for half-baked amenities? My current EMI is manageable, but for this... not sure yaar. Has anyone else faced this bait-and-switch with amenities?
Visited Future Aviana last weekend. Okay, I'll say what no one says: builder amenities are mostly for show. Clubhouse ghost town, high maintenance, zero service. Fed up of renting, but EMI vs rent math is scary if this is the reality. Change my mind.

₹1.2 Cr for a 3BHK in Future Aviana, and I'm honestly starting to regret it. Moved in 6 months ago, and we're already seeing hairline cracks, bathroom fittings feel super flimsy, and one of the balcony drains gets clogged constantly. The brochure showed high-end stuff, but the actual quality is just... not there. My parents keep saying 'buy only ready-to-move', and I should've listened. This affects everything, from potential resale value to attracting good tenants. Are these initial quality issues common or did I just get unlucky? What did you guys do about poor construction after possession? Does it even get fixed properly?
