Been looking for a while now, and honestly, deciding between Gaurik Green Homes and SKA Metro Ville is tough. I work in this industry, but buying for myself means seeing past the brochures. Both are completed projects. Is SKA's higher price per sqft justified by better usable carpet area? Or is it just super area games? Also, for investment potential, which one actually looks better for 5-year appreciation? Any real experiences with amenities from either?
Completed projects like Gaurik Green Homes have their own set of challenges for investors, I've realized. I was initially looking for under-construction for higher appreciation, but builder delays ne dimaag kharab kar diya. So, I switched to ready-to-move options. Gaurik Green Homes, in that ₹38-50L range, looked decent on paper. But ab soch raha hoon, iska capital appreciation potential kitna hai, especially since it's already completed? Kya yahaan rental yield sahi milta hai? Aur resale market, matlab agar 5 saal mein exit karna ho toh buyer mil jayega easily? Builder ka track record kaisa hai overall?
