Godrej's delivery timelines in Noida feel a bit uncertain lately. I'm looking at Godrej Arden (₹2.30 Cr onwards) as an investment. What's the realistic capital appreciation outlook for this price segment? Aur rental yield expectations kya rakhni chahiye? Builder ka track record for on-time delivery kaisa hai, especially for ongoing projects? Not sure if the premium is justified.
Greater Noida, I'm torn between Godrej Arden and Real Shree Shyam Villas. Honestly not sure which way to lean. I work in real estate but buying for myself is different, you know? Godrej Arden's carpet area efficiency seems better on paper, but is it actually worth the extra cost? I'm seeing a big difference in price per sqft – the advertised rate versus what you actually pay is a game builders play. Shree Shyam is cheaper, but I worry about resale later. Plus, metro connectivity is key for me, and both seem kinda far. Anyone have thoughts on which has better long-term ROI or rental potential? What's the real maintenance like in these societies? Currently in a 2BHK in Sector 75, Noida. Thinking of upgrading. Godrej Arden in Greater Noida is tempting, but that's under construction. Manisha Marvel Homes is ready to move, but is it worth the premium? I'm seeing that Godrej's price per sqft looks lower initially, but then PLC charges and other hidden costs add up. Kya scene hai? Plus, carpet area efficiency matters a lot. Already have a home loan, so EMI is a big factor. Which one would give better rental income later on? Manisha is completed toh resale bhi easy rahega, right? Honestly not sure which way to go. Any advice? Is it worth jumping to Greater Noida for Godrej? Hope someone has some insight.
Godrej Arden in Greater Noida is quoting high, but Manisha Marvel Homes in Noida proper is ready to move. Carpet area toh same hi hai. Honestly not sure if the extra amenities are worth the price jump. Is it just hype, ya sahi mein ROI zyada milega?
Finally fed up of renting. Godrej Arden ka PLC is crazy high, almost 15% extra! Antriksh Grand View is ready, but resale mein kitna milega? Which is better, guys?
Since January I've been comparing Godrej Arden and Bulland Calisto. Honestly not sure which is better. Everyone talks about Godrej's brand, but the price per sqft is insane. Bulland is way cheaper, but I'm worried about the builder's reputation; haven't heard much about them. Is the higher price in Godrej worth it for better resale, or is Bulland a calculated risk for higher ROI because of lower entry cost? Change my mind.
