₹1.5 Cr for a 3BHK, Godrej Nest Phase 2. Being in real estate, my own investment feels different. Completed project hai, capital appreciation ka kya scene hai? Resale market kitna liquid hai? Log bolte hain exit strategy difficult ho sakti hai. Is this true?
Godrej Nest Phase 2 mein amenities ka real scene kya hai? I'm currently in a 2BHK, thinking of upgrading to a 3BHK. Brochure mein jo dikhta hai, woh actual mein kitna useful hai after possession? Kids ke liye play area, swimming pool sab kitna maintained rehta hai, ya bas show-off hai? Is the premium price worth it for the daily living experience? Society ka vibe kaisa hai, friendly ya isolated? Nearby schools and markets ka access kaisa hai?
Godrej Nest Phase 2 mein recently possession mila hai, March mein shift hua tha. Ground reality thodi different lag rahi hai from what I expected as an investor. I'm trying to figure out the actual rental yield here; brokers jo quote karte hain, woh numbers mil nahi rahe. Mera 2BHK hai, kya expect karun for rent? Capital appreciation ka kya scene hai? Pre-launch price se toh badha hai, but future mein kitna upar jaega? Resale market bhi thodi slow lag rahi hai, koi active buyers nahi dikh rahe. Jo log yahan already rehte hain, unka kya experience hai? Koi exit strategy ke baare mein soch raha hai ya long-term hold plan hai?
