My kids have moved out, and we're selling the big house, so looking at smaller flats now. Golden Park jaisa projects ke brochures mein toh sab gold plated dikhate hain, swimming pool, gym, sab kuch. But honestly, kitna use hota hai yeh sab? Meri wife bolti hai, 'elevator theek se chal jaye aur paani regular aaye, wahi badi baat hai.' Maintenance charges bhi itne high hote hain, but for what? Half the promised amenities are usually ghost facilities ya fir broken after a year. Is it just me, ya builders promise the moon and give you a rock? Change my mind.
Golden Park — thinking about this project for investment, but construction quality is a big worry. Dekho, I'm fed up of renting, landlord raised rent again, so finally taking the plunge. EMI vs rent math is clear now. But builder ki promises aur actual delivery mein kitna farak hota hai? Specially after a year, does seepage ya cracks start dikhna? Aur amenities, clubhouse wagera, are they actually maintained ya just for show, you know? Maintenance charges toh high honge hi. What's the real story post-possession? Kya resale value affect hoti hai?

What's the real capital appreciation potential here? I'm looking at a 5-7 year horizon. What kind of rental yield are people actually getting? My calculations show maybe 2-3% max, which isn't great. Is the resale market liquid enough for this price point? Don't want to get stuck with a property that's tough to offload later. Any insights on actual possession timelines too? Builders often promise early. Has anyone bought here already? What's your take on the ROI?
