Everyone glorifies the glossy brochures, but nobody talks about the actual pain after possession. I work in real estate, aur khud ke liye property dekh raha hoon, so I know the marketing spin. But even I'm shocked by how much builders like Goyal Luxury Housing promise versus what you actually get. Clubhouse facilities are shown like a resort, but often it's just a ghost facility, yaar. Maintenance charges bilkul high hote hain, but service quality zero. It's like they just tick boxes. I'm seeing this trend everywhere, not just Goyal. What's your experience with promised vs delivered reality in Delhi projects? Is it just me, or does anyone else feel like we're always paying for amenities that are never fully delivered or maintained, making the place feel less like a home? Change my mind.
New Delhi mein, Rawat Builders Floors (ready) vs Goyal Luxury Housing (ongoing). Ongoing projects ka advertised rate misleading hota hai. PLC, delay penalties se total cost ready-to-move se zyada ho sakti hai.
Just moved into Goyal Luxury Housing last month, and honestly, thoda disappointing lag raha hai. Possession March mein mila tha. Walls mein abhi se fine cracks dikh rahe hain, aur bathroom mein halka seepage bhi feel ho raha hai. Builder ne quality ka bada promise kiya tha. Clubhouse bhi mostly empty rehta hai, not used daily. Also, maintenance charges toh high hain but service quality bilkul matching nahi. Has anyone else faced these issues? Ya only I'm noticing this?
₹85k rent for 5 years — fed up, finally saw Goyal Luxury Housing. Construction quality pe darr hai. Promised amenities (clubhouse, gym) kya real mein usable hote hain? Maintenance charges worth it?
