The real price of a flat is never just the basic sale value. I'm seriously considering Green Pike Apartments or Maitri Apartments in New Delhi, both completed projects, but the total cost of ownership is my main worry. I work in real estate, so I know the hidden charges beyond the advertised price – stamp duty, registration, interiors, PLC, ongoing maintenance. Has anyone here actually bought in either and can share their *actual* final cost? Matlab, what did you truly end up paying? Also, for long-term hold, which project has shown better resale activity? I'm looking 5-7 years out. Should I be more worried about maintenance charges eating into potential gains for one over the other? Any insights on exit strategy or appreciation would be super helpful.
The actual carpet area in many 3BHKs is so disappointing now. Green Pike Apartments mein jo 3BHKs hain, unka floor-plan kaisa hai? I'm currently in a 2BHK and thinking of upgrading. Is the space utilization good, ya bas numbers pe acha lagta hai? Kids ke liye space proper hai kya?
Investing in a completed project like Green Pike feels safer, tbh. I'm so fed up of renting, finally taking the plunge. What's the actual rental yield there? And resale liquidity, is it good for an exit strategy? Need real ROI insights from owners.
₹95 lakh for a 3BHK at Green Pike Apartments, and I'm honestly regretting it. The brochure amenities, especially the kids' play area and pool, were a huge factor for us. But post-possession, it's just sad. Broken equipment, poor pool maintenance. My wife's priority was a safe, engaging space for the children, and this isn't it. Are other Green Pike residents facing these amenity upkeep issues? What did you do?
