40k rent dete dete pak gaya hoon. Gujranwala Apartment mein investment ka soch raha. Capital appreciation kaisi hai yahan? Rental yield kya expect kar sakte hain? Resale market kitna liquid hai?
Did a site visit to Swaraj Homes Vande Matram and Gujranwala Apartment. I'm upgrading from a 2BHK, eyeing a 3BHK. Swaraj Homes toh upcoming hai. Metro connectivity for daily commute, which is better? Builder ka track record kaisa hai Swaraj Homes ke liye, on-time delivery hoti hai kya? Any experiences?
Visited Gujranwala Apartment last week aur honestly, I'm not sure why log itna old societies ko praise karte hain. Okay, I'll say what no one says: the floor plans are just so inefficient, yaar. Usable space kam lagta hai compared to new builds. My parents keep saying 'old is gold' but I just see so much wasted area. Planner Premium Homes, on the other hand, jiska possession ho chuka hai, uske layouts kaafi better lage. Ready-to-move ka tension bhi nahi hai. Everyone glorifies 'character' in older flats but nobody talks about how much extra you pay for renovations just to make them liveable. Is it really worth the hassle for an older property jab naye mein better planning mil rahi hai? I mean, for my first property, I don't want to deal with immediate repairs or outdated designs. Planner feels more practical. Am I missing something big here? Log bolte hain resale value better hoti hai old ones ki... but for daily living, new seems superior. Change my mind.
₹78L for Gujranwala vs ₹85L for Swaraj Homes Vande Matram. Gujranwala ka advertised rate vs actual kitna differ karta hai? Vande Matram ki rental potential kaisi hai? Which gives better ROI?
