My biggest regret with ILD Grand is how they handled the final stages. We booked a 3BHK for our growing family, thinking it’s a completed project, so no delays. But handover ke time it felt like pura checklist was just being ticked off, not actually done. Kids ke liye jo play area dikhaya tha brochure mein, woh abhi tak proper nahi hai. My wife was so upset, thought safety ka issue hoga. School admissions were tough because we moved late due to their delays. Maintenance charges bhi suddenly increase kar diye, matlab kya hai? Anyone else faced this kind of post-possession headache with them? Kya karein, RWA se baat karein ya builder se?
Been looking at Sohna for about six months now, mainly ILD Grand. It's completed which is good, my budget's around 1.5 Cr. I'm trying to understand its resale market better. How liquid is this project really? Is there an active secondary market if I need to exit in 5-7 years? Also, what's the capital appreciation been like since launch? Not sure if prices have plateaued. Is it mostly investors or end-users there? Parents are skeptical about Sohna's long-term growth. Any experiences?
Visited ILD Grand and Ansal Investors Desire 1 last weekend, looking for a 3BHK upgrade from my current 2BHK. Builder ne initially jo price quote kiya, woh to sirf base rate tha. Baad mein pata chala PLC, club membership, parking, sab add karke total cost bohot high ho jaata hai. Ansal mein to phir bhi thoda clear tha, but ILD Grand mein itna confusion tha. Matlab, is this price jump really worth it after all these add-ons? Feeling frustrated with these hidden costs. Anyone else face this with these Sohna projects? Or is this normal now?
Kya ILD Grand, Sohna mein, investment karna abhi bhi worth it hai for an NRI? I'm in Dubai, can't visit, need ground reality. Project completed hai, toh capital appreciation kitna expect karein? Aur actual rental yield kya mil raha hai wahan? Resale market mein liquidity kaisi hai, easy exit milega kya 5-7 saal mein? Koi community member ka personal experience hai is project se? Power of attorney se manage karna padega, toh clarity chahiye on real earnings and resale potential.
Just moved into my Sohna flat last month, now eyeing a second investment. Comparing ILD Grand (ready) vs. Elan The Emperor (ongoing). Is Elan's under-construction risk worth the potential appreciation, or is ILD Grand better for rental yields? Real ROI difference?
Gurgaon ki noise se bachne ke liye Sohna shift hue. March mein possession mila tha. ILD Grand ki amenities jitni dikhti hain, utni useful nahi hain. Clubhouse toh theek hai, but gym aur pool ke alawa baaki sab showpiece hi lagta hai. Kids ke liye proper play area ya activities nahi. Society ka vibe bhi abhi settle ho raha hai. Kya aapko lagta hai yeh genuinely good home hai for daily living?
