I work in real estate, but Indiabulls Enigma's resale market worries me. At ₹4.45 Cr, is capital appreciation actually happening? What's the real exit strategy and liquidity here?

Got possession in March, and honestly, the rental yield isn't anywhere near what I expected for a ₹4.45 Cr+ property. Everyone boasts about capital appreciation, but with current prices, how much upside is truly left? I'm seeing a lot of investor-owned flats, which makes me worry about the end-user ratio and long-term community feel. It's almost a ghost society vibe sometimes. This affects liquidity for resale, don't you think? Is anyone actually getting decent rents here? Disagree? Tell me why.

Indiabulls Enigma, Greater Noida mein dekha hai, ready to move hai. Price range ₹4.45 Cr–₹8.00 Cr thodi high hai, but location achhi lag rahi. Jo log yahan rehte hain, can you tell me, is it genuinely good to live in? Matlab, daily life kesi hai? Society ka vibe kaisa hai, friendly hai ya isolated? Aur neighbourhood mein schools, hospitals, market kitni door hain? Google maps pe toh sab theek lagta hai, but real experience chahiye. Maintenance charges ka bhi idea de sakte ho? Any surprises after possession?
Enigma and Orchid Prime, both ready to move. Indiabulls ka reputation better hai, but Orchid Prime is cheaper. Carpet area efficiency kitni hai? Which one for investment?

Guys, I'm confused between Indiabulls Enigma and Nimbus Golden Palms in Noida. Enigma is ready to move, which is a plus. But Golden Palms ka price range is quite high. Location wise, which one has better connectivity? Kya kisi ne dono projects mein invest kiya hai? What's your take on construction quality for both? Which one would you recommend for long-term investment and better ROI? Mujhe advice chahiye. Thanks!
