It's a completed project, which is a big plus for immediate rental prospects. Priced at ₹7.02 Cr, with an average of ₹12540 per sqft across its 10-acre expanse, it's clearly targeting the luxury segment. Kashish Developers, established in 2001, have a decent reputation for quality and timely delivery from their work in Jharkhand. This track record helps build confidence. For rental income, the key question is tenant demand. Gurgaon's market for high-end villas typically attracts senior executives, expats, and high-net-worth individuals looking for space and privacy. The lifestyle offered by a villa, with its independence and potential for bespoke living, is a significant draw. Practical livability, including security and quality of maintenance, will be paramount for securing and retaining such tenants. Expected rental yield for luxury villas in Gurgaon generally hovers around 2-3% annually. This is often lower than what you might see in smaller apartments, as capital appreciation tends to be the primary driver for such high-value assets. Compared to other luxury options, Manor One's completed status means no waiting period, which is a definite advantage. My honest take is that this project is suited for investors prioritizing long-term asset growth and a stable, albeit moderate, income from a discerning tenant base, rather than immediate high yields.

Commute ka kya scene hai from there? For a ₹7 crore investment, I need to know if the daily convenience is there.
