What's the real ground reality for capital appreciation in Mahagun Moderne, Noida? I'm eyeing a 2BHK there, around ₹1.4 Cr. For investors, what kind of rental yield can one actually expect? Brochure numbers always look great, but I need honest opinions. Is the resale market liquid enough if I plan to exit in 5-7 years? Honestly not sure if Noida's long-term growth is still strong. My parents keep saying it's slowed down.
Selling our big house, Mahagun Moderne looks good, ready to move. Stellar One is far in Noida Extension. Is OC worth the risk for slightly lower price? Kids have moved out, need hospital nearby.

But Stellar One looks fancy, and the prices, while higher, seem negotiable. Is the extra cost worth it for the amenities? Heard maintenance in Moderne is quite high too. Anyone have experience with either society's RWA? Which one has a better resale value?
Since January I've been shortlisting flats in Noida, and I'm stuck between Mahagun Moderne and Gardenia Grace. Both are ready to move, which is a big plus for me. 1.2 Cr mein Mahagun Moderne ya Amrapali Eden Park...confused! Moderne is ready, that's a huge plus from my experience. Eden Park is cheaper per sqft *on paper*, but who knows what the final cost will be, right? I've seen so many delays. Also, Moderne's location is better for connectivity, I think. But Eden Park promises more green space. What do you guys think? Is the risk of under-construction worth the slightly lower price?
ACC Homes looks tempting, but Mahagun Moderne has ready possession, important at my age. Kids have moved out, so carpet area matters more than size. But, woh log PLC aur maintenance mein loot te hai kya? Which has lower overall cost? Security bhi dekhna hai. Hope someone knows.
