High prices for completed projects in Noida don't always mean future gains. I'm looking at Mangalya Novena Green for an investment property. It's completed, but I'm trying to gauge its actual capital appreciation potential. Since its launch, kya price movement raha hai? Builders often inflate initial numbers. What's the real rental yield log expect kar rahe hain? Matlab, 2 BHK pe kitna monthly rent easily mil jaata hai? I know super area vs carpet area games, but I want to understand the actual ROI. Resale market kitna liquid hai yahan? Koi active secondary market hai ya phir exit karna mushkil hoga? I work in real estate, but buying for myself is different, need honest opinions, not marketing spiel.
Kids have moved out, so I'm selling my big house. Looking at Mangalya Novena Green and JMDR Arihant Green. Novena is pricier, but ready. Arihant is completed too, but tbh, the maintenance charges seem high after talking to residents. Which is the better long-term society? What does the community think?
Mangalya Novena Green is super expensive, but is it worth it compared to Jaypee Augusta Town Home? Augusta is ready to move, sahi hai, but Novena ka carpet area kitna hoga? ROI wise, which one makes more sense? Anyone done the calculation? I'm confused, yaar!

Mangalya Novena Green is ready, but so expensive! JMDR Arihant Green bhi hai. Is it worth paying so much more for ready possession? Carpet area kitna milta hai in dono mein, anyone knows? Also, resale value kiski better hogi over 5 years? Honestly not sure abhi.
