Completed projects in Greater Noida are my current focus for investment. I'm based in Dubai and can't do site visits easily, so under-construction projects scare me a lot. Panchsheel Hynish Phase 3 Tower T12 (completed) looks promising. What's the real capital appreciation like post-completion? Aur rental yield kitna mil sakta hai for a 2BHK? Also, is the resale market active for T12? Don't want a ghost society where selling is tough later. Need honest opinions before I finalize anything.
Visited Aims Golf Avenue 2 last weekend. The advertised price per sqft is one thing, but then they hit you with PLC, club membership, IFMS... My parents keep saying to check everything. Panchsheel Hynish Phase 3 is completed, which feels safer than Aims being under-construction, but I'm worried about resale later. Is the *actual* total cost always this much higher initially? Honestly not sure how to compare these. Anyone faced this with these projects?
