Parsvnath Prestige vs Shubhkamna Apartments... I work in real estate, so I know what builders don't tell you. I'm looking at both these Noida options. Parsvnath is completed, which is a plus, but are you really paying a premium just for OC? Is it worth it? Shubhkamna Apartments, I know less about. Carpet area efficiency in Parsvnath...kya scene hai? Heard super area vs carpet area games are strong there. Honestly not sure which way to go. Has anyone lived in either? What's the real maintenance like? And resale value, 5 saal baad, which one will appreciate more? Any insights are welcome, bhaiyon!
Kids have moved out; don't need such a big place anymore. Parsvnath Prestige is ready, but Sam Palm Grove is under construction. Is the risk of delay worth it for Palm Grove? Which has lower maintenance costs?
Just moved into Parsvnath Prestige. Possession was smooth, unlike what I hear about under-construction projects. Seeing the carpet area now, feels much better value than Lotus Panache despite the higher initial price tag there. Anyone else feel Prestige offers better usable space per rupee? Worried about long-term maintenance in Panache. Is the PLC worth it for the 'luxury' tag? Should I have considered Panache more seriously? Has anyone else faced this dilemma?
I'm based in Dubai and looking to invest in Noida. Shivkala Apartment is quoting ₹1.75 Cr, while Parsvnath Prestige is around ₹1.6 Cr. Parsvnath is completed, so less risk. Shivkala is under construction – worried about delays. Can't do a site inspection myself easily. Is the rental potential higher in either? Which has better resale value long term? Honestly not sure which way to go. What does the community think?
Parsvnath Prestige mein resale value toh hai, but itna costly. Purvanchal Sanchar Vihar is cheaper, but carpet area kitna milta hai? Anyone living there? Plus, builder ka track record? Investment ke liye kaunsa better rahega for 5 saal? Need opinions, guys!
Since last year, I'm trying to invest in Noida from Dubai. Can't visit easily, so relying on you guys. I'm confused between Parsvnath Prestige and Ivory County. Prestige is ready to move, right? But resale mein kya scene hai? Is it easy to rent out, or will it stay vacant? Ivory County looks fancy, under construction hai toh dar lagta hai. Possession mein late toh nahi hoga? Plus, carpet area kitna mil raha hai dono mein? Brochure mein toh sab sahi dikhate hain, but real mein kya hai? Need a property manager after buying, so rental yield is important. Which one would you pick for 5-year appreciation? Koi power of attorney ka process bhi bata do please. Hope someone can help!
So, I'm looking at Noida options again. Parsvnath Prestige is ready, but the price is almost double Resi Homes! Prestige mein, you get what you see, OC clear hai. Resi Homes is cheaper upfront, but I'm calculating total cost. Stamp duty, registration, interiors...it adds up. Which one has better ROI in 5 years, considering the location? What do you guys think, Prestige for peace of mind or Resi Homes for affordability? Vote!

Plus, carpet area efficiency matters. Heard Ivory County wastes a lot of space. What's the real sqft price after factoring in everything? Change my mind.
