Spent the whole Sunday checking out options in Noida Extension online. I'm based in Dubai, so can't do a site visit myself, relying on community feedback. Looking at Vivacity Viva City and Parsvnath Srishti, both ready-to-move projects. Vivacity ka budget kaafi manageable hai (around ₹35-55L), but Parsvnath Srishti is a different league (₹2.7-4.5Cr). For 5-year appreciation, which one makes more sense as an investment, considering the vast price difference? Parsvnath ki rental potential better hogi kya with those high prices, ya Vivacity mein tenant milna easy hoga aur good yield milega? Also, maintenance charges ka kya scene hai dono mein, including what's covered? And RWA quality, especially for an absentee owner like me, is super important. Need to make sure legal clarity and property management won't be a headache.
Okay, I'll say it: JKG Palm Court makes more sense than Parsvnath Srishti. Srishti's price is too high. Carpet area kitna hai? I'm based in Dubai, can't do a site visit. Change my mind.
