Since last year, I've been closely monitoring Sohna for investment opportunities. Pitrachaya Dev Luxury Floors, a completed project in the ₹1.85 Cr–₹2.00 Cr range, is on my radar. From an investor perspective, I'm trying to gauge its capital appreciation potential. Has the price per sqft seen decent growth since its initial launch? Also, what's the actual rental yield people are getting here? I'm projecting around 3.5% before expenses, but real-world numbers are essential. Resale liquidity is a major factor for me. What's the secondary market like for luxury floors in Sohna? What kind of buyer profile can one expect in 5-7 years? Any thoughts on the investor-to-end-user ratio? Don't want to get stuck in a low-demand pocket. What are your experiences?
