₹98 lakh for a 3BHK in Purvanchal Vasant Vihar – is this really justified? I'm currently in a 2BHK in Sector 137 and thinking of upgrading. Already have a home loan, so this price jump needs to make sense. Okay, I'll say what no one says: everyone talks about completed projects, but is Purvanchal Vasant Vihar actually *that* good to live in daily? The amenities look decent on paper, but are they actually maintained and useful? What about the carpet area efficiency? Seems a bit tight for a 3BHK at this price point. Is the society vibe friendly or is it isolated? Or is it just another 'premium' project that's all show? Change my mind.
Just moved into Purvanchal Vasant Vihar last month, got possession in February. The 2BHK is pretty good, but I'm honestly a bit concerned about the investment side now. My broker hinted at strong rental yields, but finding a tenant is slower than expected. Anyone here actually renting out their unit? What kind of monthly rent are you realistically getting? Also, how liquid is the resale market? Is there much capital appreciation potential left, or are prices mostly stable now that it's completed? Trying to gauge the long-term ROI.
