Since January I've been tracking Raj Bay Vista's real cost. Base price ₹1.57 Cr dikhta hai, but PLC, stamp duty, registration, and interiors add a substantial chunk. Many miss this total cost of ownership. For 5-year appreciation, current rental potential seems just okay. High investor ratio could impact future resale value. Your thoughts on this?
Bengaluru projects — I'm looking at Raj Bay Vista (ongoing, ₹1.57 Cr) and Sri Nanjundeshwara Residency (upcoming, ₹1.23-1.81 Cr). I work in real estate, but buying for myself is different. Not sure if the upcoming project's initial lower price is worth the possession risk and future cost escalations like PLC and interiors. Builders often hide these. For a 5-year appreciation, which one makes more sense? Kya lagta hai, community? Which would you pick?
Been renting for almost a decade now, aur ab bas ho gaya. Landlord ne phir rent badha diya, so finally taking the plunge. Raj Bay Vista dekh raha hoon, prices ₹1.57 Cr se ₹1.67 Cr tak ja rahe hain. Everyone glorifies these new projects for amenities, but nobody talks about the actual livable space. I mean, ye builders brochure mein bada area dikhate hain, but andar jaake carpet area itna kam hota hai, especially for a 3BHK. Lagta hai sirf fancy drawings hain, not actual usable space for daily life. Kids ke liye play area hai, but ghar mein chalne ki jagah nahin. Daily convenience, schools, market access kaisa hai wahan se? Is it genuinely good to live in, ya sirf investment ke liye sahi hai? Honestly, for that price, I expect proper space. Disagree? Tell me why.

Visited Raj Bay Vista last week, and honestly, I'm a bit confused. Everyone talks about the location and amenities, but no one's talking about the actual carpet area for that ₹1.57 Cr price tag. My kids have moved out, so I'm selling our big house and need something manageable, but the 2BHKs here feel... tight. Matlab, for a project charging this much, I expected better space utilization. Is it just me, or does a lot of super built-up area just go into common spaces? Also, maintenance charges, are they really low like they claim? I just want a comfortable, low-maintenance home, not just a fancy brochure. Change my mind.
Raj Bay Vista's amenity promises are a complete joke, yaar. Brochure mein jo dikhaya tha, woh sab toh hai hi nahi properly. My wife and I are so frustrated. We booked a 3BHK for our kids, thinking the play area and pool would be great, but it's all half-baked ya phir extra charges. Kids ke liye safe environment aur good amenities dekh ke book kiya tha, but ab lag raha hai galti kar di. School proximity theek hai, par daily life mein yeh sab issues bahut affect karte hain. Has anyone else who bought in Raj Bay Vista faced these hidden charges or missing amenities? Kya karein, RWA se baat karni chahiye? Total cost toh already high hai, upar se yeh sab jhol. Koi advice do please.
