Greater Noida keeps coming up. I'm done with renting. Comparing Eldeco Magnolia Park and RG Mirage Tower M. Which offers better carpet area efficiency? Any thoughts on RG Mirage's builder trust factor?
After moving in, I'm obsessed with carpet area. Looking at RG Mirage Tower M versus APS Gold Homes, did anyone find a big difference in usable space? Builder brochures can be misleading, right? What's the real usable space kitna milta hai?
The advertised price per sqft is always a marketing trick, it's never the final number. I'm looking at RG Mirage Tower M for a 3BHK, but the final cost after PLC, stamp duty, it's just insane, crosses 3.5 Cr easily. JC Studio Apartments, on the other hand, seems like a decent ready-to-move option at 28.90L. For rental yield, JC might be better given the lower entry point. But usable carpet area for a studio vs a proper 3BHK is a huge difference. Kya lagta hai, for a family, RG Mirage ka total cost justify hoga?

Did a site visit to SAP Home 3 and RG Mirage Tower M recently. I work in real estate but buying for myself is different, you know. SAP Home 3 is RTM, which is great, but RG Mirage is UC. Thinking about the possession risk. SAP Home 3 ka total cost of ownership seems more transparent. RG Mirage mein, I'm worried about the final cost after all the PLC and other charges. And then there's the investor ratio. SAP Home 3 being RTM, end-user vibe zyada lag raha hai. RG Mirage mein, is it mostly investors? Don't want to end up in a ghost society, matlab.
