Did a deep dive into Royal Enclave Ghaziabad's paperwork last week. Honestly, the RERA dates for their past projects are a mess. I work in real estate, but buying for myself, I'm seeing such a huge gap between brochure promises and actual delivery. For Royal Enclave, the proposed delivery dates seem way too optimistic. Are they known for major delays? What's the ground reality on their project delivery track record? Not sure if investing here for capital appreciation makes sense if possession keeps getting pushed back.
