Spent the whole weekend looking at completed projects in Noida. I'm so fed up of renting, landlord raised the rent again, so I'm finally taking the plunge. Rudra Buildwell Jagdambe Apartments caught my eye; it's ready-to-move, which feels safer than under-construction uncertainty. My biggest worry isn't just the advertised price (around 76L-1.10Cr). What's the *real* total cost of ownership? Beyond stamp duty and registration, how much do PLC, interiors, and maintenance add up to? Is the RWA there active and well-managed? Sometimes ghost societies are a worry in older projects. For 5-year appreciation, is Jagdambe Apartments a solid investment? Or would it be tough to resell or get good rental income later? Any current residents or past owners have honest opinions on its pros and cons?
I work in real estate but even I'm getting played! I'm looking at Rudra Buildwell Jagdambe Apartments, but the advertised rate is BS. They quote one price, then PLC, floor rise, parking... suddenly it's way more. Anyone else faced this? DPL Flora Orchid Farms seems cheaper upfront, but I worry about the builder's reputation. I know what builders don't tell you! Super area vs carpet area games are strong with Rudra. Carpet area efficiency matters a lot to me. Honestly not sure which is the lesser evil. Is it worth paying more for potentially better construction quality in Rudra or gambling on DPL? What about the total cost of ownership, including stamp duty and interiors? Any insights from those who've booked in either project?

Okay I'll be honest – I'm selling my big house now that the kids have moved out. Don't need so much space anymore. Looking at Eldeco Sylvan View (ready to move) and Rudra Buildwell. Eldeco is expensive, almost 4Cr, but OC toh mil gaya hai. Rudra is under construction, around 1Cr. Which one has better resale potential in Noida, considering it's for my retirement? Also, which one has lower maintenance charges? What do you guys think?
Honestly not sure about Rudra Buildwell. Vasant Apartments seems safer. Rudra's OC is delayed, and that’s a huge risk for me. Kids have moved out. Need elevator access ASAP.
My kids' school admission is next year, need a bigger 3BHK ASAP. Eldeco Sylvan View is ready to move, but the OC and PLC charges are insane, almost 10% extra! Rudra Buildwell Jagdambe is cheaper upfront, but under construction matlab another 2-3 years of EMI plus rent. Carpet area wise, Eldeco seems better for the price. Anyone else faced this? Which is less risky for a family, considering resale later? My wife's priority is safety, so gated community is must. Hope this helps someone!

Guys, I'm confused between Vihaan 107 and Rudra Buildwell. Vihaan is ready to move, which is great. But Rudra is cheaper. What do you think about carpet area? Wife wants a safe society for kids. Which one is better for school proximity, yaar? Mujhe advice chahiye. Any thoughts?
