Hey everyone, I've been looking into 'Shiv New Homes' in New Delhi as a potential option, especially given its completed status and the ₹45 lakh price point. At an average of ₹4250/sqft, it suggests around 1050 sqft of super built-up area, translating to a decent carpet area, likely for a well-sized 1BHK or a compact 2BHK. From what I gather, the focus here would be maximizing every square foot. For this budget in Delhi, you’d expect smart layout design, possibly open-plan living areas, and efficient use of corners to avoid dead space. The key is how well the builder, Amit Tanwar, known for his completed projects, has optimized these units for practical day-to-day living. Are the rooms genuinely usable, or do corridors eat up too much space? However, a major point for me is the 'Rera Not Available' status. While the project is completed, this still raises questions about transparency and buyer protection. For an end-user, livability means not just the physical space but also peace of mind. Connectivity is mentioned as good, but without RERA, it's crucial to assess all legal aspects thoroughly. My take: For ₹45 lakhs, the potential space at Shiv New Homes seems attractive. But ensure you physically inspect the layouts for true efficiency and get all legal clearances checked, especially regarding RERA.
