My lease ends in 6 months and I'm totally stuck deciding between Ajnara Integrity and SKA Divine in Ghaziabad. Okay, I'll say what no one says: Ajnara Integrity seems like the only sensible option for a first-time buyer like me. Everyone glorifies the 'potential' of upcoming projects like SKA Divine, but nobody talks about the massive risk of delays, hidden charges, and inflated total cost of ownership. Yes, Ajnara might feel pricier per sqft initially, but at least it's ready. You know what you're getting. Is the gamble on SKA's future appreciation really worth the mental stress and potential financial black holes? Change my mind.
Budget finalised, loan pre-approved — now stuck on which Ghaziabad project. I'm currently in a 2BHK in Indirapuram, looking to upgrade to a 3BHK. Land Craft Golflinks Apartments ready-to-move option is tempting, but SKA Divine upcoming project ka amenities list looks impressive. My biggest confusion is the possession risk with SKA Divine versus the immediate move-in comfort of Land Craft. Also, Land Craft ka floor plan seems more practical, less wasted space compared to what SKA Divine ke brochure mein dikhta hai. Is the premium for SKA's promised amenities worth the wait and potential delays? Yaar, ready project mein jo dikhta hai wohi milta hai, right? Has anyone experienced major differences in actual amenities versus initial promises from these builders? Need some genuine advice on this dilemma.
Raj Nagar Extension – I'm seriously looking at SKA Divine for a 3BHK, kids need more space now. Their promised possession date is coming up, but I'm hearing stories about delays. Anyone here recently got possession of their flat in SKA Divine or a similar project in Ghaziabad? What was your actual delay like compared to what they promised? Also, were there any major quality issues or hidden charges that popped up at the very end? My wife's priority is a safe, ready-to-move place for the children.
Visited a few projects last weekend, and one thing I noticed is how different the 'real' value feels for ready-to-move versus under-construction. I was looking at Parisha Home Pvt Ltd, jo ki completed hai, so no possession risk. But then there's SKA Divine, upcoming, with a much higher price tag. My thought is, is the under-construction gamble with SKA worth it for better 5-year appreciation potential? Yaar, Parisha mein builder ka track record toh visible hai, but SKA ka kya scene hai? Any idea about their past deliveries? Is the higher price for SKA justified by future growth, or should one stick to the certainty of a ready project like Parisha for investment? Confused hoon.
