My kids' school admission is next year and we desperately need a bigger place. We're currently in a 2BHK and it's getting cramped. I'm looking at Networth Pride 2 and Swaraj Homes Overseas Towers in Greater Noida. Pride 2 is ongoing, and the price range is more manageable for us, around 50L for a 3BHK. Swaraj Homes is upcoming, much pricier, but looks good on paper. I'm really worried about the builder trust factor, especially with Swaraj being an upcoming project. Has anyone had experience with them delivering on time or with promised quality? Also, for a family, carpet area efficiency is huge. Does either project offer better usable space, not just super built-up? My wife wants to avoid a 'ghost society' too; what's the investor vs end-user ratio like in these places? Any insights would be super helpful.
₹1.06 Cr for Swaraj Homes is a big jump. Checking layouts, actual carpet area efficiency is key. Is their 3BHK layout genuinely good for daily living? What's the real carpet area ratio there?
Swaraj Homes Overseas Towers mein family ke liye rehna kaisa hai, sach mein? Kids ke school aur daily needs ke liye nearby options kaise hain? My wife is worried about actual amenity use aur society ka vibe.
₹81.42 lakh for a 2BHK in Gardenia AIMS MAX Gardenia Glory. Ready-to-move hai, toh possession ka tension nahi. But Swaraj Homes Overseas Towers upcoming hai at ₹1.06 Cr. Total cost of ownership, like stamp duty and maintenance, kitna differ karega? 5-year appreciation ke liye which is better? Confused.

I'm seeing Swaraj Homes Overseas Towers and Aims Golf Avenue ads everywhere. Honestly not sure which is worse. Aims Golf Avenue looks nice, but heard possession is always delayed. Swaraj Homes is upcoming, matlab another gamble. Is it worth the lower price if it's just going to be a headache? Anyone have first-hand experience with either builder? Which one has better resale value down the line, assuming both actually get finished? Need some real opinions!
