Honestly, I had no idea buying property would be this confusing. My parents keep pushing for an investment in Gurugram, saying it's the right age. I've been looking at a few places, mainly comparing Terra Elegance independent floors and Ambience Lagoon. Ambience Lagoon is ready, which is a big plus, but the price difference is significant. I'm really trying to understand the actual price per sqft for both. Terra Elegance seems more affordable on paper, but after factoring in all the PLC and other charges, I'm not sure it stays that way. For Ambience Lagoon, the carpet area feels a bit less efficient for the money, even if the amenities look great. Are those amenities even used much, or just for show? I visited both, and the floor plans are so different. Terra Elegance feels more open, but Ambience Lagoon has that established society vibe. For a first-time buyer, which one makes more sense? What's the real ground reality on price per sqft for these two?
Terra Elegance — brochure mein sab accha lagta hai. But reality mein amenities kaafi disappointing hain. Kids ke play area aur green spaces bilkul waise nahi hain jaise dikhaye the. My wife is upset. Frustrating to upgrade for better facilities that just aren't there. Anyone else face this? What did you do?

Terra Elegance ka pre-launch investment ka ROI expectations se kam hai. March mein possession mila, rental yield 2% bhi mushkil. Pre-launch rates sahi the, par appreciation slow, resale mein buyers nahi. Exit strategy kya ho?
