My EMI vs rent calculation is driving me nuts right now. Fed up of renting, honestly. I'm finally taking the plunge and looking at buying in Pune, but I'm stuck between Godrej Park World - The Aqua Retreat and Vishal Eastern Front. Godrej seems ready or nearly ready, which is a huge plus for avoiding under-construction delays and all that risk. Vishal Eastern Front is still ongoing, so I'm worried about possession timelines and builder trust. Is the appreciation potential really better for ready-to-move properties, or is there more upside with ongoing projects if they're from a good builder? I'm also wondering about the investor ratio in these places. Don't want to end up in a ghost society, you know? What's your experience with the end-user vs. investor mix in these developments? And the construction quality... what's the ground reality? Are we talking cracks, seepage issues after the first monsoon? I'm worried about fittings, too. Plus, maintenance charges seem high everywhere. Is the service actually good or is it just paying for a ghost facility? Has anyone bought there? What's your honest experience with the build quality and amenities?
