The Poem: Is its investor appeal overblown?

Is The Poem's current pricing actually justified for investors? Everyone glorifies ongoing projects, but I'm worried about the ghost society risk if it's mostly investors, impacting resale. What's the builder's real delivery track record? I'm eyeing a 3BHK there, but capital appreciation and rental yield look questionable. Change my mind.
