Budget finalised, loan pre-approved — now stuck on which sector. Honestly, I work in real estate but buying for myself is a different ball game. Everyone glorifies 'premium' projects like UCO Apartment, but nobody talks about the actual construction quality after a year or two. Matlab, kitne projects mein cracks aa jaate hain, seepage shuru ho jaati hai, cheap fittings. This affects resale value big time, aur maintenance costs toh alag hain. Okay, I'll say what no one says: those fancy clubhouses aur sports facilities? Seriously, are they ever fully utilized ya bas marketing gimmick hain? My concern for an investor is, does a 'ghost' amenity justify the premium pricing? Tenant attraction bhi important hai. If amenities are just for show, they won't attract good long-term tenants. Most builders promise the moon but deliver a small stone. Change my mind.
