Under-construction gambles worry me a lot. Is JMS The Nation worth the wait for better ROI than Vatika Gurgaon 21? Also, how much do advertised per sqft prices usually inflate?

Is Vatika Gurgaon 21's appreciation really as good as people claim, ya fir it's just hype? I'm based in Dubai and can't visit, so need ground reality. Everyone glorifies Sohna, but has this project actually seen decent capital appreciation since launch? Aur real rental yield kitna mil raha hai? Honestly not sure about the resale market liquidity in a few years. It's a completed project, so exit strategy is key. Disagree? Tell me why.
