Vertex Luxarium Phase II: What builders don't tell you about ROI

₹1.37 Cr for Vertex Luxarium Phase II is a big number, even for an upcoming project in Ghaziabad. I'm in real estate myself, but honestly, buying for my own portfolio makes me super cautious. I know what builders don't always tell you, so I'm looking for the real picture on ROI here. Heard pre-launch prices were much lower. Is there still good upside for capital appreciation at the current rates, or has most of that ship sailed?
