My EMI vs rent calculation is driving me nuts right now. Fed up of renting, honestly. I'm finally taking the plunge and looking at buying in Pune, but I'm stuck between Godrej Park World - The Aqua Retreat and Vishal Eastern Front. Godrej seems ready or nearly ready, which is a huge plus for avoiding under-construction delays and all that risk. Vishal Eastern Front is still ongoing, so I'm worried about possession timelines and builder trust. Is the appreciation potential really better for ready-to-move properties, or is there more upside with ongoing projects if they're from a good builder? I'm also wondering about the investor ratio in these places. Don't want to end up in a ghost society, you know? What's your experience with the end-user vs. investor mix in these developments? Any insights on which one might be a better long-term investment for a family moving in? Hope this helps someone else too.
