Just got possession for my Saini Bhawan unit, and I'm fuming.

Okay, I'll be honest — I completely underestimated the headache with Saini Bhawan's delivery timeline. My 3BHK in Zirakpur was supposed to be ready 1.5 years ago. Abhi tak OC (Occupancy Certificate) ka wait kar rahe hain, which is seriously impacting my rental yield calculations. I've seen this pattern before, but this delay is something else. Builder ka response bhi bahut vague hai. I'm also really concerned about their RERA compliance. Maine suna hai kuch consumer court complaints chal rahi hain inke against for similar delays and hidden charges. Is it true? Kya koi aur bhi hai jo Saini Bhawan project mein delay face kar raha hai? Zirakpur mein Saini Bhawan ke projects... honestly, unki marketing aur reality mein bahot farak hai. Everyone glorifies their locations, but nobody talks about the actual carpet area. I've seen this pattern before, super area itna inflated dikhate hain, par andar jaake dekho toh 2BHK bhi chhota lagta hai. My calculations show a significant difference from RERA guidelines, which is a major red flag for investors like me. Aur possession experience? Meri friend ka Saini Bhawan project mein haal hi mein handover hua, it was a nightmare. Unnecessary delays, phir final payment ke time pe hidden charges ka naya list. Builders usually play these games, but for Saini Bhawan, it felt excessive. Like, post-possession maintenance charges bhi exorbitant bata rahe the, almost ₹5000-6000 per month for a 3BHK in Aerocity. Yeh toh bilkul justified nahi hai. Is it just me, ya Saini Bhawan ki reputation mein yeh issues common hain? Should one still consider them for a 90L to 1.5Cr budget? Change my mind.

What's the actual carpet area story with Saini Bhawan projects in Zirakpur? I work in real estate, so I know the super area vs. carpet area games builders play. But Saini Bhawan's numbers always feel a bit... optimistic. For a 3BHK in Aerocity, they quote around 1800 sqft super area, but what's the usable space really?
