NRI investment: Supertech Neerajanil or Jaypee Augusta?

Okay I'll be honest – I'm based in Dubai and confused about Noida property. Can't visit easily. Looking at Supertech Neerajanil vs Jaypee Augusta Town Home. Jaypee is ready to move, which is tempting cuz no possession risk. But Supertech looks cheaper per sqft. Is it worth the risk of delay? Also, which has better rental potential for Noida folks? Need a property manager eventually. Any insights into which one appreciates better in 5 years? Koi batao yaar!

Supertech Neerajanil: brochure promises vs reality check?

Supertech Neerajanil mein jo dikhaya hai, woh actual mein hai bhi ya nahi? I'm seriously considering it for my kids' school proximity, but the carpet area efficiency seems less than Jaypee Augusta Town Home. Jaypee is ready to move, which is a big plus, but my wife's priority is a bigger, newer society. Neerajanil ka location toh sahi hai for commuting, but that builder's track record… thoda dar lagta hai. Honestly not sure if the promised amenities are worth the risk of another delayed project. Anyone living in a Supertech project currently? What's your experience with their maintenance and completion timelines? Should I just go for ready possession in Jaypee even if it's slightly older?

Ready to move or under construction in Noida? Confused!

Supertech Neerajanil vs Jaypee Augusta Town Home... which one, yaar? Neerajanil is under construction, so price is lower per sqft, but phir possession kab milega, no idea. Augusta is ready, but the overall cost is high. I'm thinking of resale value in 5 years. Metro connectivity dono mein same hi hai. What does the community think? Which one should I pick?
