My last two Gurugram properties, including 4S, have seen serious construction issues post-possession. After 1 year, cracks, seepage, aur fittings ki problems shuru ho gayi. Isse resale value par toh impact aata hi hai, plus tenant bhi complain karte hain. Maintenance costs bhi badh jaati hain. Honestly not sure if it's just bad luck. Kya yeh common hai Gurugram mein? How do you guys factor this into your investment decisions?
Spent the whole Sunday checking out options in Mohali, especially 4S. Price is ₹3.69 Cr, which is a lot for my first investment. Investor perspective se dekh raha hu. Iska capital appreciation kaisa raha hai? Past trends kya hain? Aur Mohali mein 4S jaise projects ka actual rental income kitna aata hai? Matlab, kitna ROI expect kar sakte hain? Thoda nervous hu itna paisa laga ke. Resale market mein kitna liquid hai yeh project, 5 saal baad bechna ho toh easily bik jayega?

Har builder ka yahi haal hai, advertised price kuch aur hota hai aur site visit pe pata chalta hai ki actual cost ₹3000-₹4000/sqft zyada hai. Matlab, kya chal raha hai yeh? I'm looking at 4S and Trehan Luxury Floors in Mohali, aur dono mein yehi drama hai. Initial figures dekh ke lagta hai budget mein hai, lekin phir maintenance, PLC, club charges add hoke out of reach ho jaata hai. My budget was around ₹2 Cr for Trehan, but hidden costs push it closer to ₹2.5 Cr. 4S toh ₹3.69 Cr se shuru hoke kahan tak jayega, pata nahi. I've seen this pattern before. Kya in builders ka track record sahi hai regarding final costs? Has anyone faced similar issues with these projects? Yaar, transparent pricing kab aayega market mein?
Surendra Home 57 mein shifting ke baad, total cost ka bohot shock laga hai. Builder ne maintenance aur PLC ke hidden charges bataye hi nahi. 4S mein bhi aisa hua tha kya?

Kya ongoing projects like 4S mein total cost of ownership zyada ho jaati hai later on? And 5 saal mein kaunsa better investment hoga for appreciation?
