Construction quality in most new projects is a total gamble, especially for investors. I'm currently in a 2BHK and planning to upgrade to a 3BHK, maybe even a villa. Dekho, Aakriti Vastus jaise projects mein amenities toh dikhate hain bohot, but actual delivery aur post-possession quality ka kya scene hai... Cracks, seepage, fitting issues after a year... isn't that a huge hit on resale value and tenant attraction? Maintenance charges bhi upar se. Is the premium for these projects really justified, ya sirf façade hai? Any tips on what to look for during site visits for long-term durability? Hope this helps someone else too.
Aakriti Vastus project – I'm really trying to understand the ground reality here. I work in real estate, so I know builders ka marketing spin, but buying for myself is different. Ye upcoming project hai, but delivery timelines pe bahut doubt hai. Builder ka track record past mein sahi nahi raha, delays kaafi sunne mein aaye hain. Kya ye log time pe possession denge ya bas FIRR (Fully Invested, Rarely Realized) waala scene hoga? My biggest worry is the 'under-construction risk' for my investment. Is there any real penalty for these delays? Also, I'm thinking about the investor-to-end-user ratio. Agar mostly investors hi honge, toh future mein rental yield aur resale value pe impact padega. Nobody wants a ghost society, right? What's the actual ground status? Any actual buyers here who can share off the record experiences with this builder's past projects ya is project ke current pace pe?

Also, long-term exit strategy kya hai? Who's the target buyer for resale in 5-7 years? Is the demand strong enough for this segment? What's your take on capital appreciation here?
