Launched back in December 2013 and now fully completed, it offers 264 units across one building on 2 acres. The listed price range of ₹10.21 L – ₹21.40 L, with an average of ₹2190/sqft, immediately flags it as a budget-friendly option in the area. For investors, the 'completed' status is a double-edged sword. While you miss out on pre-completion capital appreciation, you gain immediate rental income potential and no construction risk. The low entry price point makes it attractive for strong rental yields, especially for smaller units. However, the 'RERA: N/A' status means buyers need to perform extra due diligence, as it predates RERA regulations. Capital appreciation from here will likely depend on the overall growth of Noida Extension's infrastructure and connectivity. From a livability standpoint, being a completed project means established residents and no ongoing construction noise. The compact 2-acre size might mean fewer high-end amenities, but it can foster a closer community feel. Noida Extension continues to develop, improving daily conveniences. This project seems best suited for first-time homebuyers or investors seeking affordable, ready-to-move options with a focus on stable rental income rather than aggressive capital gains.
Visited Allure Aadya Tower last weekend. It's completed which is a huge relief, honestly, fed up of renting yaar. My landlord just raised rent again, so I'm thinking of finally investing to build some equity instead of paying EMI to someone else. What's the real capital appreciation been like for Aadya Tower since its launch? Has anyone here tracked prices closely? Also, for rental income, what's a realistic monthly yield for a 1BHK or 2BHK there? Is the resale market liquid enough, like can you actually find buyers easily if I need to exit in 5-7 years? I'm not sure about Allure Group's overall track record, any insights on their other projects? Just want to make sure my investment isn't stuck.
Solitairian City's high price per sqft is mostly for show, not actual carpet area efficiency. Allure Aadya Tower, despite being cheaper, might offer better usable space. Is that premium worth it for amenities I won't use? Your thoughts?

₹90 lakh for a 2BHK in Sethi Max Royal vs. ₹20 lakh in Allure Aadya Tower – is that premium justified? Everyone glorifies these high-end projects, but honestly, kitne log use karte hain gym ya pool regularly? I just moved into a project last month, and my first-hand experience says total cost of ownership matters more than brochure pics. Allure Aadya might give better rental yield percent-wise for the investment. Sethi Max Royal ki maintenance bhi zyada hogi. Change my mind, is that luxury premium worth it for 5-year appreciation?
