What's the real vibe in Purvanchal Sanchar Vihar vs Arihant Arden? I'm in real estate myself but buying my own place is different. I'm trying to figure out the actual end-user vs investor ratio in both. Is Sanchar Vihar still mostly owner-occupied, or are rentals flooding in? And for Arihant Arden, what's the RWA like? I'm worried about maintenance issues and day-to-day living. Also, what's the rental yield like right now? Need honest, off-the-record opinions.
The whole 'completed project' label can be misleading, I've realized, especially after being fed up of renting. Landlord ne fir se rent badha diya, so I'm finally taking the plunge. I'm seriously considering Arihant Arden in Noida. Is it genuinely good for daily living, or just good on paper? Matlab, amenities kitni useful hain actually? Swimming pool, gym sab theek hai, but maintenance charges kitne hain, and are they worth it? Community vibe kaisi hai wahan? Friendly neighbours milte hain ya sab apne mein rehte hain? Got possession of Arihant Arden in March and finally shifted in last month. Overall, society theek hai, but kuch cheezein unexpected thi. They promised a lot with amenities but swimming pool abhi tak proper functional nahi hai, aur gym ke equipments bhi... average hain. Bachcho ke liye play area toh hai, but it feels a bit small for the number of families here. Noise levels from the main road are a bit higher than I thought, especially on my 4th floor flat. Air quality bhi... not sure if it's better or worse than my old place. Daily convenience ke liye nearby market toh hai, but for bigger groceries, you still need to drive a bit. Is it just me or do completed projects always have these small post-possession issues? Like, things nobody tells you before you move in?
