Spent the whole Sunday checking out options in Gurgaon. I'm so fed up of renting, landlord raised rent again! Finally taking the plunge. Dekh raha hoon Conscient Hines Elevate and AVL 36. Both are completed projects. Elevate mein high-end amenities hain, but kitna actually use hota hai? Aur AVL 36 mein jo amenities hain, are they practical? Also, maintenance charges ka kya farak hai dono mein? Aur investor vs end-user ratio kaisa hai? Don't want a ghost society. What's the real vibe in these societies?
Did a site visit to AVL 36 last Saturday. My wife and I are looking for a 3BHK for our growing family, and the layouts wahi dimaag mein chal rahe hain. Carpet area thoda tight laga, especially for kids running around. Honestly, not sure if the apartment layout is genuinely efficient or just looks good on paper. Kids ke school admission ka bhi tension hai, so neighbourhood quality is a big deal. Are there good schools nearby, and daily convenience like grocery stores, parks, etc., easily accessible? Society ka vibe kaisa hai, friendly ya isolated? Seeking honest opinions from current residents. Is it genuinely good to live in daily for a family, ya sirf investment ke liye accha hai? Any thoughts on actual living space efficiency? Price range ₹47L–₹1.02Cr seems okay, but for daily life, is it worth it?
I thought AVL 36 was a good deal for my family. But yaar, after possession, these 'maintenance charges' and hidden costs are insane! Brochure mein kuch aur tha. Kids ke school options nearby hain, but daily expenses ka kya? Did others also face such unexpected charges post-handover? Matlab, is this common in Gurgaon?
Not proud of this but I almost got duped by focusing only on base price. Just moved into my new place in Gurgaon last month, and the *actual* cost was way higher than the advertised rate. For AVL 36, they quoted ₹47L for a 1BHK but with stamp duty, registration, PLC, and those 'internal development charges', it easily crossed ₹55L. That's a huge jump! Was also looking at DS Heights briefly, and I wonder if their 'starting price' is just as misleading. What's the real per sqft for DS Heights after everything? Anyone who recently bought there, can you share the hidden costs? Things nobody tells you upfront. Did you negotiate any of the 'extra' charges? Hope this helps someone avoid my shock.
₹1.5 crore ka budget for a second property, but after seeing current market, I'm reconsidering. I got possession of my own flat in March, so I know the pain of delays and hidden costs. Now, I'm looking at options for a friend, and they're stuck between Unitech The World Spa West and AVL 36. Unitech toh under-construction hai, toh possession risk ka darr hai. AVL 36 is completed, but iska 5-year appreciation potential kaisa hai compared to a luxury project like Unitech? Total cost of ownership bhi big factor hai. Unitech mein toh PLC, interior, maintenance sab add karke kitna jayega? AVL 36 mein completed hone ke baad bhi, kya hidden costs hote hain? Which one makes more sense for a 5-year investment horizon, considering the price difference and market segment?

Jo log yahan rehte hain, can you tell me about the actual daily life? Matlab, amenities kitni useful hain, ya bas show ke liye hain? Aur society ka vibe kaisa hai?
