Okay I'll say what no one says: BPTP Visionnaire Homes Villas' capital appreciation is already maxed out. Resale market feels dead. I'm in a 2BHK, but who's actually buying these villas in 5 years? Prove me wrong.
₹5.5 Cr ka budget hai, aur buying for myself is proving tough. I'm stuck between BPTP Visionnaire Villas (ready) and DLF Independent Floors Phase III (under-construction) in Gurgaon. I know what builders don't tell you, especially about carpet area vs super area games. BPTP ka ready advantage hai, but DLF ka brand ROI ke liye better hoga kya? Under-construction gamble lena worth it hai for DLF ya ready BPTP mein settle ho jaoon? What's the real ground reality for both in terms of builder trust and 5-year appreciation?
My family needs space now, not in 3 years. We're comparing DLF Independent Floors Phase III (ongoing) and BPTP Visionnaire Homes Villas (completed). DLF's possession timeline for kids' school is a big worry. BPTP is ready, but what about the investor ratio? Which has better social infra, like good schools and hospitals within 2km, for a family moving in?
BPTP Visionnaire Homes Villas mein investment ka soch raha hoon. Completed project hai, toh iska resale market kaisa hai? Kya capital appreciation expect kar sakte hain, aur rental yield kitna milta hai?
