Kendriya Vihar II, Kendriya Vihar II, Noida
Just moved into CGEWHO Kendriya Vihar 2 last month, and honestly, maintenance charges seem a bit high for what we get. Parking bhi ek issue hai, allotted hai but guest parking mein problem aati hai. My friend in JMD Vinayak Heights says unka maintenance low hai but floor plan utna efficient nahi laga mujhe. Feeling like maybe Kendriya Vihar ki layout better hai, space waste kam hai. Has anyone else compared both projects post-possession? What's the real story with their RWA and common area upkeep?
CGEWHO Kendriya Vihar 2 ki daily livability kitni real hai? I'm in real estate, but buying for myself, I see through brochure spin. Are amenities genuinely useful ya bas show-off? Everyone glorifies these projects, but kya yeh truly good home hai? Disagree? Tell me why.
Visited CGEWHO Kendriya Vihar 2 and Parsvnath Privilege Phase IV this weekend. Done with renting! Parsvnath's cheaper, but is carpet area efficiency similar? What about total ownership cost including maintenance? Which is better long-term value in Noida?
CGEWHO Kendriya Vihar 2 – honestly, the rental yield here is way lower than what I expected. Paid ₹1.15 Cr, and I'm barely getting ₹25k-₹28k. That's like 2.5% yield? My parents keep saying I should've just stuck to FDs. Is this the reality for completed projects in Noida? What are people actually getting? Not sure if the capital appreciation will make up for this slow income. Anyone tried to resell recently? Is the market liquid enough, or am I stuck for years?
Been looking for 8 months now and I'm so confused between Today Kings Park and CGEWHO Kendriya Vihar 2. Kings Park is much cheaper, but will it appreciate well? CGEWHO ka total cost of ownership kitna hoga? For a first home, which offers better long-term value?
