Conscient Elaira Residences Phase 1

Wow, just checked out a video on Conscient Elaira Phase 2 in Sector 80, Gurgaon. The project launched at ₹14,500 per sqft, and possession is slated for June 2032. Looks interesting, but I'm really trying to understand Conscient Infrastructure's builder credibility. Kya unhone apne past projects time pe deliver kiye hain? How's their construction quality? Any experiences with them, good or bad?

Did a site visit to Conscient Elaira Phase 1 last year. Moved in March. Everyone glorifies the amenities, but daily living is a compromise. Noise high, many 'luxury' features useless. Change my mind?

I'm based in Dubai and trying to finalize an investment in Gurgaon, specifically Conscient Elaira Phase 1. My budget is around ₹3.5 Cr. I'm really worried about the under-construction risk. Conscient ka delivery track record kaisa hai? Will they actually deliver on time? I can't do a site inspection myself, so I'll need to rely on a property manager for handover. Also, what's the long-term resale potential for Elaira Residences? Is the secondary market active there? Matlab, investor ratio kitna hai? Don't want a ghost society after 5-7 years. Any personal experiences with Conscient's past projects? Honest opinions needed.

₹3.15 Cr for Conscient Elaira Phase 1 feels steep. What's the realistic capital appreciation forecast? Their delivery track record makes me nervous; will they deliver on time for this project?
