Did a site visit to Devinder Vihar last Saturday and honestly wasn't expecting this. I work in real estate, so I know how builders cut corners, but actual quality for my own flat... it's just sad. Walls mein already hairline cracks dikh rahe the, aur paint finish bhi itna substandard. Faucets aur electrical fittings dekh ke laga kitne cheap quality ke hain. Builder promises world-class, but yeh toh local contractor se bhi badtar hai. Maintenance charges toh astronomical hain, but is this the quality they'll maintain? Jo clubhouse dikhaya tha brochure mein, lagta hai bas showpiece ban ke reh jayega. Kya baki projects mein bhi yahi haal hai Mohali mein? Koi aur bhi Devinder Vihar mein invest kar raha hai? What's your experience?
Honestly, I'm regretting not inspecting construction quality more closely before buying my Devinder Vihar flat. Just shifted last month, and already noticing small cracks near windows, paint peeling. Builder ne toh bade promises kiye the, but is this normal? Investor ke liye yeh sab resale value pe kitna affect karega, I wonder. Aur amenities ka kya? Clubhouse theek hai, but tenants ko quality flats chahiye, not just a fancy gym. Maintenance charges bhi high hain, but service quality doesn't match. Do amenities really push up rental yield long term?
Since last Diwali, I've been running after Devinder Vihar. Fed up of renting, thought I'd finally own. EMI vs rent math lag raha tha sahi. But yaar, possession timeline ka kya bolun? Brochure mein Q4 last year bola tha, abhi tak OC nahi mila. Carpet area bhi lag raha hai thoda kam hai. Anyone else facing this with Devinder Vihar? Kya karein?

Kids have moved out, so we're selling our big house and looking for something more manageable, low maintenance. My biggest concern is the actual utility of amenities. Everyone glorifies the clubhouse and pool, but what about basics like reliable elevators and good security? My wife needs hospital proximity bhi, not some far-off clinic. Plus, the maintenance charges – what's the real monthly bill after all the hidden costs? Some societies promise the world but then bill you for every little thing. Is the community friendly, ya sab apne mein rehte hain? I'm looking for a quiet, comfortable life, not some noisy party hub. Disagree? Tell me why, because I'm skeptical about these new projects.
Devinder Vihar — my first property search is leading me here. My parents keep saying location is key. What's the resale market like? Is exit strategy easy? Also, how's their project delivery track record?
Honestly, I'm weighing Devinder Vihar for investment. Upgrading from my 2BHK. What's the realistic capital appreciation and rental yield here? Is the resale market liquid enough for a solid exit in 5-7 years?
