Currently in a 2BHK. Investor perspective se, Mohali ke DLF Ultima Phase II ka resale market liquid hai? Long-term ROI kitna expect kar sakte hain? Price premium justified hai kya for investment?
Kids have moved out, so we're selling the big place, but finding a good compact flat in Mohali is proving tough. DLF The Ultima Phase II mein interest tha, but amenities ko lekar bahut confusion hai. Brochure mein toh sab dikhate hain — fancy clubhouse, swimming pool. But real mein, kya woh sab usable hota hai? Yaar, maintenance charges itne high hote hain, agar facilities hi theek se kaam na karein toh kya fayda? Kisi ne wahan experience kiya hai? Is it worth it for a peaceful life?
Since January I've been shortlisting flats in Mohali. DLF The Ultima Phase II dikh raha hai. Construction quality ka kya scene hai? Promised amenities, like clubhouse, usable hote hain after possession? Ya sirf show-off? Maintenance charges kitne hote hain? Any real experiences with DLF Mohali delivery?
Everyone glorifies the brochure price but nobody talks about the total cost of ownership in these 'luxury' projects. I'm fed up of renting, my landlord raised rent again, so I'm finally taking the plunge in Sohna. Looking at Indiabulls Centrum Park and DLF The Ultima Phase II. Both are completed, which is great, but what about the hidden costs? Stamp duty, maintenance, interiors... it all adds up. Is the resale market actually active in either, or are they ghost societies with high investor ratios? Change my mind if I'm wrong.
That video of Club Ultima at DLF The Ultima Phase II in Gurugram looks pretty swanky. It really highlights the luxury amenities. I'm looking at options in Gurugram right now, and this project keeps popping up. Is Ultima Phase II truly better value than other high-end alternatives? What are your thoughts on its ROI compared to similar projects?
