Everyone glorifies the brochure price but nobody talks about the total cost of ownership in these 'luxury' projects. I'm fed up of renting, my landlord raised rent again, so I'm finally taking the plunge in Sohna. Looking at Indiabulls Centrum Park and DLF The Ultima Phase II. Both are completed, which is great, but what about the hidden costs? Stamp duty, maintenance, interiors... it all adds up. Is the resale market actually active in either, or are they ghost societies with high investor ratios? Change my mind if I'm wrong.
That video of Club Ultima at DLF The Ultima Phase II in Gurugram looks pretty swanky. It really highlights the luxury amenities. I'm looking at options in Gurugram right now, and this project keeps popping up. Is Ultima Phase II truly better value than other high-end alternatives? What are your thoughts on its ROI compared to similar projects?
