₹70L for a 2BHK at Dream Wonder Homes 3 – looks decent. I'm in real estate, but buying for myself, so I'm scrutinizing carpet area. Builders play super area games. Anyone here bought at DWH3? What's the actual carpet area efficiency? And how's the society vibe? Friendly for families, or more isolated?
Dream Wonder Homes 3 khud ke liye dekh raha hoon. Real estate mein kaam karta hoon, but amenities aur carpet area efficiency pe doubt hai. Marketing chhodke, real livability kya hai? Off the record batao.

Builder track records in Noida are a huge red flag for me right now. I'm looking at Dream Wonder Homes 3; the price point (₹49.50 L–₹79.75 L) seems okay for an investor like me, finally fed up of renting. My landlord raised rent again, so I need to build equity. But with ongoing projects, the under-construction risk is stressing me out. Builder ka delivery track record kaisa hai, any idea? Will they actually hand over on time, ya delays honge? What about capital appreciation for this project? Has its price moved much since launch? And most importantly, five saal baad exit strategy kya hogi? Is the resale market liquid enough for this one? Don't want to get stuck. Any real experiences, please share.
