Hey everyone, I've been looking into Drona City in Noida Extension as a potential rental investment and wanted to share my thoughts. It's a COMPLETED project by Om Proptech Pvt Ltd, a company with over 25 years of experience in the Greater Noida and Yamuna Expressway areas. The fact that it's ready-to-move is a big plus for immediate rental income. The price point is quite interesting, ranging from ₹11.10 L to ₹55.49 L, with an average price per square foot of ₹2070. This is significantly lower than many other properties in Noida Extension. This lower acquisition cost could mean a higher rental yield, assuming we can find consistent tenants. For tenant demand, I think Drona City might attract students, young professionals, or small families looking for budget-friendly housing. The 5-acre project area suggests a decent-sized community, but I'd be curious about the actual amenities and livability for end-users. Compared to newer, pricier projects, Drona City's appeal lies in its affordability. While it lacks RERA registration, being completed mitigates some risk. My take is, if you're purely looking for a high rental yield and are okay with a more basic, practical living experience for tenants, Drona City could be worth considering. The low entry price is its biggest draw for investors focused on cash flow.
Under-construction projects always make me nervous. Drona City already complete hai, but Future Estate abhi ongoing hai. Kids ke school admission ka tension hai, so immediate possession important hai. Kya Future Estate mein builder time pe deliver karega? Also, for family living, investor ratio kaisa hai Drona City ya Future Estate mein? Ghost society nahi chahiye. Nearby schools aur hospitals kahan better hain? My wife's priority is a safe, family-friendly neighborhood.

Honestly, don't want to regret moving into a place jo sirf photos mein accha lage. Any honest feedback about the community aur overall quality of life wahan?
Budget finalised, loan pre-approved — Drona City's actual total cost hit me hard. Hidden charges, especially for parking and IFMS, are absurd post-possession. Did others face this with their completed units? How did you manage it?
₹55 lakh for a 1BHK in Drona City feels like the peak price now. I've tracked it for two years. Is there any capital appreciation left, or is it all priced in already? My biggest worry is the investor ratio. What's the real resale market like there? Don't want to get stuck with low liquidity.
