India's First Real Estate Community

Did some research on Elkens Sai Dham Residency. That ₹11.58L price point is interesting. For investors, what's the real rental yield like? And is there any actual resale market for these units? Worried about liquidity.
I work in real estate, but buying for myself is a whole different ballgame. Elkens Sai Dham Residency dekh raha hoon Noida mein, price point ₹11.58L kaafi attractive hai. But I know what builders don't always tell you. Jo log wahan reh rahe hain, unka daily experience kaisa hai? Is it genuinely good to live in, ya bas on paper acha lagta hai? Pados ka kya scene hai? Schools, markets nearby hain kya? Aur community vibe kaisi hai? Friendly hai ya isolated? Off the record feedback chahiye.
My kids' school admission is coming up next year and I still haven't locked down our new home. Noida Extension mein dekh raha hoon, especially for a 3BHK. Trinity Provica Dream Valley upcoming hai, price range higher side hai, but builder ka track record kaisa hai? Deliver kar paayenge time pe ya delays honge? Meri wife ko safety aur kids ke liye nearby schools bahut important hain. Elkens Sai Dham Residency completed hai, kaafi affordable bhi, but itna low price mein quality kaisi hogi? Floor plans efficient hain ya just numbers game? Kya wahan proper security aur good schools within 2km hain? Builder reputation pe trust karna chahiye kya for Trinity? Ya Elkens jaisa ready project lena better hai, even if it's super budget? Confused hoon yaar.
My own possession in Noida Extension was in March, making me rethink 'ready to move' projects. Now helping a relative, I'm comparing Capital Green Avenue 74 and Elkens Sai Dham Residency. What's the real carpet area efficiency like for these two? Is Capital Green's higher price truly justified, or does Elkens offer better value regarding actual usable space?
