Under-construction projects always make me nervous. Drona City already complete hai, but Future Estate abhi ongoing hai. Kids ke school admission ka tension hai, so immediate possession important hai. Kya Future Estate mein builder time pe deliver karega? Also, for family living, investor ratio kaisa hai Drona City ya Future Estate mein? Ghost society nahi chahiye. Nearby schools aur hospitals kahan better hain? My wife's priority is a safe, family-friendly neighborhood.
Builder ka track record check karna is a must, yaar. I just got possession of my Future Estate flat, and what I learned, always ask for *actual* OC dates of their *past* projects. Not just what they say. My possession was a bit delayed, but finally done. This delivery timeline directly affects resale value. What's the resale scene like for Future Estate? Is liquidity good?
I was just checking out a video on Future Estate in Sector 1, Greater Noida West. They're showing 2BHKs from ₹87 Lakhs, highlighting floor plans and location advantages. It definitely looks interesting for an investment. Honestly, I'm more curious about FW Group's track record. I'm always a bit wary of builder promises and potential delays. Has anyone here bought from them before? How were their past projects delivered? Did you face major possession delays or quality issues? Any real-world experiences with FW Group would be super helpful.
Not proud of this but even after working in real estate, buying for myself is making me overthink. Future Estate Noida ka kya scene hai? Real livability kaisi hai? Amenities kitne functional hain, ya bas brochure pe achhe lagte hain, off the record?
₹95 lakh for a 2BHK at Future Estate felt like a decent deal last year. So many builders dekhe, but Future Estate ka location aur builder ka track record (thoda mixed reviews but overall okay) convinced me. My main focus was ROI, long-term appreciation, aur rental yield. Delivery schedule bhi important tha, didn't want big delays. Pre-launch offers miss kar diye the, so current pricing pe hi entry li. Now that I've got possession (was in March, just moved in last month to inspect), I'm wondering about the actual rental yield. Kya ₹25k-₹30k mil sakta hai for a 2BHK? Aur resale market kitna liquid hai yahan? Investor ratio kaafi high lag raha hai society mein, which worries me about future capital appreciation. Koi bata sakta hai 5 saal mein kya exit strategy ho sakti hai? Matlab, will it be easy to sell then?
Realtyvision 4th Avenue seems better value, no? Kids have moved out, so I don't need a huge place. Future Estate is almost double the price. Is it really worth paying that much more just for Greater Noida? Anyone actually living in either? Tell me about maintenance and resale.
