Has anyone bought into G3 Builder Floor 1 ya GCM Anubhav Appartments? I'm currently in a 2BHK in New Delhi and thinking of upgrading to a 3BHK. G3 is completed, par GCM Anubhav Appartments bhi ready-to-move hai. Honestly, not sure if the premium for GCM's society vibe and amenities is worth it, ya G3's builder floor setup better rahega. Kya kisi ko pata hai society formation aur RWA quality kaisi hai GCM mein? Total cost of ownership, including maintenance charges and all, ka kya scene hai dono projects mein? Already home loan chal raha hai, so every extra expense matters. Should I go for a builder floor ya proper society setup? Confused hoon, especially about the long-term living experience and resale value. Opinions please!
Did a site visit to G3 Builder Floor 1 last Sunday, and honestly, I'm confused. I work in real estate, but for my own home, I'm seeing red flags. Carpet area numbers just don't add up to the actual usable space. Matlab, super area vs carpet area games yahaan bhi? Is it genuinely good for daily living or just looks decent on paper? Change my mind.
₹85 lakh for a 2BHK in G3 Builder Floor 1 seems okay, but Mehta Villa Ananyata at ₹3 Cr+ is a different game. I work in real estate, but buying for myself is tough. G3 ka carpet area efficiency kaisa hai, any real user feedback? Mehta Villa mein total cost of ownership kitna jaata hai, including maintenance? Thinking long-term, 5-year appreciation. G3 more accessible, but will Mehta Villa give better ROI in luxury segment? Confused, yaar. Which is a smarter investment?
G3 Builder Floor 1 — just got possession in March, so it's been about two months. Honestly, the carpet area feels a bit tight for a 2BHK; maybe it's just my unit, but the layout isn't as efficient as I thought. Noise from the main road is pretty noticeable, especially evenings. Air quality is decent, thankfully. Did anyone else find the actual project delivery different from what was promised? Or am I just adjusting to city life?
G3 Builder Floor 1 ka resale market bohot slow hai, right? Completed project hai but seems like liquidity issue hai. ROI kaise expect karein? Kisko bechega 5 saal baad?
₹78 lakh for a 3BHK G3 Builder Floor 1 in South Delhi, that's the price I'm seeing. Currently in a 2BHK in Dwarka, thinking of upgrading. Is this price jump worth it for daily living? Brochure mein amenities toh bahut dikhte hain, but practically, kitne useful hain? Like, gym ya park sahi mein maintained hain, ya bas show-off hai? Aur neighborhood ka vibe kaisa hai, schools aur markets paas hain kya? Already have a home loan, so EMI ka load hai.
What's the real rental yield scene for G3 Builder Floor 1 in Delhi? I'm looking at a completed unit there, but I know marketing hype. Iski resale market kitni liquid hai, aur capital appreciation ka kya scene hai post-completion? Price per sqft, around ₹80L for some units, seems high. Is it justified compared to other builder floors nearby? As an investor, I need honest opinions on its long-term potential. Kya ye sahi entry point hai for a good ROI?
