Budget finalised, loan pre-approved – ab Gaursons Hi Tech Grandeur 2 pe atak gaya hoon. I know Gaursons ka track record generally theek hai, but this project is already completed. Everyone glorifies their delivery, but nobody talks about the *actual* capital appreciation since its launch. As someone jo real estate mein kaam karta hai, I see through the initial price hikes. What's the real resale market like there? Investor ratio kitna hai? Kahin ghost society toh nahi ban jayegi future mein? Log bolte hain rental yield accha hai, but off the record, kitna milta hai 2BHK ya 3BHK pe? I'm looking for solid ROI, not just paper gains. Change my mind if you think it's a solid long-term bet for appreciation.

Gaursons ka price ₹65L+ hai, Aditya ₹20L ke around. Both are ready. Matlab, total cost of ownership (stamp duty, maintenance) mein kitna difference aayega? Aditya mein rental potential kaisa hai? Gaursons mein high-end tenants milenge, but Aditya ka target audience kya hoga? Is the lower price of Aditya worth it for a first-time buyer like me? Confused.
Okay I'll be honest – I'm torn between Skytech Matrott and Gaursons Hi Tech Grandeur 2. Both are completed projects in Noida, which is a plus. But the price difference is huge! Matrott is almost double the price. Is it really worth that much more? Grandeur 2 looks decent enough. I'm wondering about the carpet area efficiency and resale value. Anyone have experience with either? Which would you recommend for a family?
Been tracking Noida real estate for years, and honestly Unitech UGCC Burgundy's price seems unreal. Almost 5-6 Cr? For that price, the carpet area better be amazing, which I doubt. Gaursons Hi Tech Grandeur 2 offers decent 3BHKs at a fraction of the cost. Matlab, ROI wise, Grandeur seems way smarter. I've seen this before – fancy brochures, high PLC, and then resale mein koi poochta bhi nahi. Plus, Gaursons is completed, so less risk. Burgundy is still under construction. Anyone else think Unitech is asking too much, or am I missing something? What's the actual price per sqft people are paying there? I'm thinking Grandeur is a better bet, what do you guys think?
